Position Overview
The Senior Estimator will be responsible to review scope definition and prepare estimates including detailed cost breakdowns, equipment lead times, identify critical issues that may impact cost sensitive areas and determine materials and fabrication requirements based on equipment description, layout, specification review and schedule associated with the development of multiple residential, commercial, non-market or mixed-use projects. This person will be responsible for working with the project specific Development Managers during earlier design phases and the Project Managers during later tender & construction phases.
You will be involved throughout each project’s design and construction life-cycle working closely with both Development and Construction team to optimize design, ensure that projects are built to plan, vision, budget, and schedule, while always seeking ways to add value and innovation.

Prepares and/or coordinates the preparation of estimates throughout the preconstruction life cycle of a project, for a variety of projects including scope definition and clarification, preconstruction planning, control estimate development and delivery

Perform detailed quantity take-offs, both conceptual and from developed documents, using a combination of Excel and On-Screen takeoff

Prepare and fully understand requirements for General Requirements of a project

During the budgeting process identify and evaluate project cost risks and opportunities

Analyze monthly data on labor and material performance to identify problem areas and depict trends over time in quality, defects or efficiency

Ongoing communication with Development Managers and Project Managers to ensure accuracy and flow of estimates and information

Work closely with Development Managers to prepare budget proposals

Present completed estimates to Construction and Development in an organized, detailed, and clear manner
- Price direct cost items

Prepare instructions to bidders, bid form, scopes of work and other tender documents

Review and evaluate bids and proposals
- Solicit costing and schedule information from subcontractors and suppliers

Provide tender and contract writing support
- Maintain and update existing estimating processes

Review and assemble historical data for pricing

Working with the pre-con team, further develop Beedie Living design and detail standards. Ensure these standards are being incorporated into the design process and continue to refine them based on feedback from Construction team

Review drawings at key points in the production to ensure they meet Beedie Living standards for coordination and quality, as expected for documents at that stage of production

Review technical and design details with the Construction team to increase value engineering
- Periodic site visits throughout the stages of construction

At least 10 years+ experience working as an Estimator in concrete hi-rise & wood frame residential / mixed-use

Strong problem-solving and critical thinking abilities

Excellent presentation and communication skills

Ability to work across levels and people skills

Ability to switch tasks quickly as priorities change, and work on several projects simultaneously

Demonstrates time management skills with the ability to handle tight deadlines

Experience in lump sum and conceptual estimating for high rise residential construction
- A proven ability to bid work valued at a minimum of $10,000,000CAN

Advanced Excel and computer takeoff

Strong technical skills in Word, PowerPoint and Outlook

Experience with On-Screen Takeoff and Kubla Cubed Post-secondary education in quantity surveying/estimating or engineering technology

Ideal experience is in estimating concrete high rise & wood frame residential / mixed-use construction and civil work (underground site servicing)
