Golden Equity Properties has been specializing in the acquisition and management of multi-unit residential properties in the Quebec and Ontario markets since 2001.
Our organization is looking for a skilled and experienced live-in superintendent (single or couple) for a residential building at 2 Dorado Court.
The candidate will be responsible, amongst other tasks, for the day-to-day maintenance of the building, for ensuring that tenants comply with building rules and regulations and for coordinating with both internal maintenance stuff and external contractors
What You Will Do
1) Marketing and Administration
(a) Maintain a harmonious, but formal, relationship with all residents.
(b) Responsible to assist management staff with obtaining information from prospective applicants,
(c) Accurately verify and upgrade locker and parking records as requested
(d) Ensure that all residents use allocated lockers in accordance with the policy set down by the Head Office.
(e) Ensure sale delivery of all rents and other monies to an authorized person.
(f) Control move-in and move-out scheduling
(g) Responsible for the security and safety of the property/building by rigidly controlling master keys and the keys of all vacant suites.
(h) Ensure the necessary property access doors are secured at the end of the day.
(i) Prepare an accurate incoming and outgoing inspection for each Apartment
(j) Prepare a detailed insurance/incident report whenever any damage or accident occurs.
2) Maintenance and Operations
(k) Report in writing to the Head Office, any deficiencies of any nature for your property/building
(l) Clean interior garbage compactor room, garbage chute rooms and boiler rooms
(m) Clean and vacuum out extraction vents.
(n) Ensure safe passage to and from building all year round.
(o) Perform work on vacant rental units, completing such tasks as change toilets, vanities, demolish bathrooms and kitchens and drywall, install ceramic tiles in the bathroom etc.
(p) Handle the turnover of empty units.
(q) Handle basic plumbing, carpentry, HVAC heating, examine and perform routine maintenance.
(r) Examine boilers, test safety valves and ensure service providers are contacted for more complex issues with plumbing, electrical, heating or ventilation.
(s) Monitor work of contractors.
(t) Inspect fire extinguishers, as required. Test smoke detectors and replace when required.
(u) Maintain building alarm system.
(v) Ensure regular garbage removal and recycling pickup occurs in an efficient manner. Disinfect garbage containers.
(w) Respond to maintenance requests and repairs by tenants.
(x) Respond to emergency calls relating to building maintenance such as fire, flood, no heat etc.
(y) Maintain appliances and equipment and inventory of supplies.
What You Will Bring to The Role
- High school education or equivalent
- Minimum of two (2) years of relevant work experience: Rental Residential Properties
- Must provide Criminal background check
